Satellite view of a North Carolina community in winter: dark-roofed houses along looping streets and cul-de-sacs, bare leafless woodland wrapping the lower and right edges of the frame, a small pool and its parking bay left of center, and an apartment block with rows of parked cars beside an ochre pond along the upper edge.

You already bid the door rate. We draw the acres under it.

Community boundary, in white dashes. The green is an upper limit, never a measurement — a walkthrough can bring it down.

What it looks like from your side

What you read, and what you send back.

The RFP

A community writes what it wants done and how often, and every company on the list for that trade sees the same document. Nothing is routed to you and nothing is withheld from anyone else.

The ground it covers

The green common ground, with private lots and road surface already taken out. It is drawn from parcel data rather than measured on site. The acreage a request carries is an upper limit on the ground, never a measurement of it.

Your proposal

Your own proposal, priced in crew-hour, annual visit count, and cost per door. You set the number, you keep your brand, and you invoice the community yourself when the work is done.

The people on the job keep their own names here too: a crew, a crew lead, an account manager.

Before your first proposal

What we ask a landscaper for.

  • General liability
  • Workers’ compensation
  • Auto liability

We read each certificate ourselves and record the date it expires.

The credential your trade issues

Landscape Industry Certified Technician, issued by NALP. We record it with its expiration date.

What the community sees you produce

The line-item proposal against the board’s spec sheet, and the quarterly property walk.

Acreage is checked against the acreage the contract was priced on, so a mow that records no coverage leaves the board with nothing to check it against.
